Why Most Business Owners Struggle to Sell Their Business in Australia

Business owners get misled - and it costs them. They pay too much in fees, sell for less than they should, or get stuck for months trying to sell.

Why We Created The Sale Link™

This service was created after hearing the same story over and over again.

Business owners list with a broker, believing their business will sell quickly — often at a price that was never realistic to begin with.

Months later, the business still hasn’t sold. Communication drops off. Frustration builds.

And they’re left feeling like they were misled from the start — with time and money already lost.

Others have bought businesses at inflated prices, simply trusting what they were told, only to realise after taking over that the business wasn’t what it appeared to be.

Many of these businesses are underperforming — not because they’re bad businesses, but because they weren’t properly understood, structured, or positioned in the first place.

At that point, owners are stuck.

They either:

And neither approach works the way they hoped.

A top-down, black-and-white photo of a person's feet in sneakers standing on asphalt in front of the word "CHOICE" and two arrows pointing in opposite directions.

We believe business owners deserve better than that.

Selling or buying a business shouldn’t come down to guesswork.

Sellers need to understand all of their options before deciding how to sell — not be pushed into a single pathway.

That’s why The Sale Link™ was created — to give owners a clear, structured way to understand their business, choose the right sale approach, and achieve a better outcome.

Whether that means:

  • selling as-is
  • improving before sale
  • choosing the right sale structure
  • or working alongside a broker

It also gives buyers clarity — so they’re not walking into a business blind.

What Sets Us Apart

Our Sale Link™ system includes a Strategic Business Report that can be used either to help the seller improve the business before listing or to provide buyers with a clear improvement roadmap — supported by structured implementation sessions.

As far as we are aware, this combined approach is not offered in traditional business sales.

Frequently Asked Questions

Is Missing Link Business Sales a Business Broker?

No. Missing Link Business Sales is not a traditional business brokerage.

We operate through The Sale Link™, an advisory, pathway-first program that sits between DIY selling and full brokerage.

Unlike brokers, we do not charge commission and we do not simply list businesses and wait for enquiries.

Instead, our role is to help owners make the right divestment decisions, position their business properly for sale, and create the structure, exposure, and buyer pathway needed to achieve a successful sale.

Our service is provided through a fixed advisory fee, paid in manageable monthly instalments, rather than a success-based commission. This allows owners to receive professional sale guidance and structured support while remaining in control of inspections, negotiations, and final deal decisions.

Traditional business brokers typically charge a percentage commission when a business sells, often in addition to upfront marketing costs. For many small business owners, particularly where cash flow is tight, this model can create financial pressure and uncertainty.

At Missing Link Business Sales, we use a structured fixed-fee model instead of commission. Payments are made monthly, making the cost of selling your business predictable and manageable, with no large commission payable at settlement.

Because our service is not commission-driven, our advice remains focused on helping you make the right divestment decisions, position your business correctly, and engage the right buyers, rather than simply pushing a sale through to earn a commission.

We also deliberately limit the number of clients we work with at any one time. Combined with our flat-fee model, this means our incentive is to help you achieve a successful sale as efficiently as possible so we can take on a new client. This creates a win-win for our clients — you receive dedicated attention and a focused effort to sell your business, rather than being one of many listings competing for your broker’s time.

At Missing Link Business Sales, we offer a transparent flat-fee structure — so you know exactly what you’ll pay from the start.

Unlike traditional business brokers, there are:

  • no commissions
  • no hidden advertising costs
  • no percentage-based fees at settlement
How our pricing works

We break the process into 3 clear stages:

Stage 1: FREE – Initial business consultation and assessment

Stage 2: $1,995 + GST – Strategic Business Appraisal (valuation, positioning, and sale strategy)

Stage 3: $595 + GST per month – Listing, advertising, marketing, buyer qualification and 1:1 strategic support from listing to settlement.

All payments contribute toward a total flat fee of $11,995 + GST, with the remaining balance payable at settlement.

What’s included

Our service sits between DIY selling and traditional brokerage, giving you expert support while you retain control.

You receive:

  • professional business presentation
  • structured sale strategy
  • targeted marketing to qualified buyers
  • enquiry handling and buyer screening
  • guidance through negotiations and the sale process
How this compares to traditional brokers

Most business brokers charge 5–10% commission, often with additional marketing and listing costs.

For example:
A $200,000 business could incur $10,000–$20,000 in commission, before advertising fees are added.

Many brokers also apply a minimum commission, meaning even lower-value businesses can face significant costs.
In some cases, a business sold for $100,000 may still be charged around $20,000 in commission, regardless of the final sale price.

In addition, listing, advertising and marketing costs are often charged separately, and are not always clearly outlined upfront. Additional fees may also apply throughout the process depending on the level of service.

Our model removes this uncertainty with a fixed, transparent cost — so you know exactly what you’ll pay from the start, with no commissions and no hidden fees.

Asset Sales & Businesses Under $70,000 + SAV

Alternative pricing not publicly advertised may be available for:

  • asset-only sales
  • businesses valued under $70,000 + SAV

These options are assessed on a case-by-case basis and may be offered during your free initial business consultation and assessment (Stage 1).

Missing Link Business Sales works with business owners across New South Wales and throughout Australia, depending on the industry and business type.

Most of our work is delivered through structured online processes, video calls, and remote meetings, which means location is rarely a barrier when selling a business.

We frequently assist regional and rural business owners, including both profitable and underperforming businesses, where access to experienced business brokers can be limited.

Through The Sale Link™, owners receive structured sale guidance, positioning support, and buyer engagement regardless of whether they are located in major cities or regional areas of Australia.

We begin with Stage 1 – a free initial consultation and preliminary business valuation. This allows us to understand your business, review the financials, and determine whether the sale is likely to be a straightforward asset sale or whether a full strategic valuation is required.

If the business requires a deeper assessment, we move to Stage 2 of The Sale Link™, which involves a comprehensive business appraisal and strategic assessment.

To complete this assessment, we require several documents including (but not limited to) three years of profit and loss statements (where available), POS reports, BAS statements, a copy of the lease, a full inventory of assets included in the sale, and a detailed business questionnaire.

This process allows us to properly evaluate operations, systems, growth potential, risks, and market positioning. Where appropriate, we prepare a Strategic Report outlining how the business can be positioned, presented, and valued for the right buyers.

Because of the depth of this assessment, the process typically takes 1–2 weeks, although it may take longer depending on how quickly the required documents can be provided.

https://missinglinkbusinesssales.com.au/the-sales-link/This is one of the most common questions we hear — and it always makes us smile when we hear another brokerage guarantee a sale in a set timeframe.

The truth is that every business is different, and there are too many factors to predict exactly how long it will take to sell. What we can promise is honesty, realistic expectations, and a strategy that positions your business for the right buyer.

Getting the price right from the beginning is critical.

That’s why the Sales Link™  process starts with an initial assessment in Stage 1, followed by a deeper Strategic Assessment in Stage 2. This allows us to properly value the business, understand the opportunities and risks, and think strategically about how it should be presented to the market.

This structured approach means that when your business is ready to go to market, we can clearly justify the valuation and attract serious, qualified buyers.

Whether you choose Pathway B – A Strategically Presented Sale or Pathway C – Supported Improvement Before Sale, the goal is to ensure your business is in the strongest possible position before listing, which can significantly improve buyer interest and reduce time on the market.

It’s also important to understand that some businesses naturally take longer to sell — particularly those located in regional areas or businesses that require a specific qualified buyer. For example, a Chinese takeaway or restaurant that requires a qualified chef will usually take longer to sell than a standard café, because the pool of suitable buyers is smaller.

We are not simply a listing or marketing service. While marketing is included, the real value comes through The Sale Link™, our structured process that combines Strategic Assessment, pathway guidance, and professional positioning to ensure your business is presented clearly and credibly to potential buyers.

This is particularly important for underperforming businesses, which often struggle to sell because there is no clearly defined pathway showing how the business can improve or become profitable. Buyers may be sceptical of opportunities described by the seller alone.

Through The Sale Link™, businesses choosing Pathway B – A Strategically Presented Sale can benefit from the involvement of strategic business advisor Emanuel Perdis. His role as an independent third-party advisor helps validate the opportunities within the business and outline a credible strategic pathway for future growth.

For potential buyers, this provides a level of confidence and clarity that is rarely available in traditional business sales, as they know the opportunity has been assessed and supported by an experienced business strategist. Where appropriate, buyers may also have the option to access implementation sessions directly with Emanuel, giving them additional confidence in the future direction of the business.

To maintain a high level of service, Missing Link Business Sales works with a maximum of 15 clients at any one time. This allows us to provide personalised guidance, strategic support, and direct communication for every business we take to market. (This limit does not include straightforward asset sales under Pathway A.)

Our secure client portal provides real-time updates on enquiries, buyer activity, and progress throughout the sale process, giving you full visibility whenever you log in.

Confidential business information is strictly protected. Sensitive documents are never sent via email and are only shared with buyers who have signed a confidentiality agreement and been personally qualified before gaining access.

This approach ensures strong security, transparency, and responsiveness, while allowing us to give each client the level of attention their business deserves.

Our core focus is working with small to medium-sized businesses across a wide range of industries and revenue levels. However, The Sale Link™ framework can be applied to businesses of any size, depending on the circumstances and complexity of the sale.

Our approach focuses on strategy, pathway selection, and professional positioning, rather than simply listing a business for sale. This means that whether your business is modestly profitable, underperforming, or more established, we can help you understand its true value, choose the most appropriate sale pathway, and present the opportunity to the right buyers.

Every business is assessed individually through our Strategic Assessment process, ensuring the sale strategy is tailored to your circumstances and giving you the best possible chance of a successful business sale.

Through The Sale Link™, businesses may also benefit from the involvement of strategic business advisor Emanuel Perdis. As the co-founder and former Managing Director of Napoleon Perdis Cosmetics, a globally recognised Australian Cosmetics brand,  Emanuel brings extensive experience advising start-ups, small and medium-sized businesses, and large corporate organisations. His involvement provides an additional level of strategic insight and credibility, particularly for businesses looking to strengthen their positioning before going to market.

The Sale Link™ is suitable for businesses across a wide range of industries, including hospitality, retail, service-based businesses, manufacturing, and professional services.

Our framework focuses on strategic positioning, decision-making, and choosing the right pathway to sale, rather than relying on industry-specific formulas. This makes it flexible and effective for many different types of businesses.

Every business is assessed individually through our Strategic Assessment process, ensuring your industry dynamics, operations, risks, and growth opportunities are properly understood and presented. This helps position the business clearly for potential buyers and maximises the chances of a successful business sale.

Where additional industry expertise is beneficial, we will source input from relevant specialists to ensure the business is accurately valued, positioned, and presented to the market.

Through The Sale Link™, businesses may also benefit from the strategic insight of Emanuel Perdis, co-founder and former Managing Director of Napoleon Perdis Cosmetics, whose experience spans start-ups, small and medium-sized businesses, and large corporate organisations. This breadth of experience provides clients with added confidence that their business will be strategically assessed and professionally positioned for sale, regardless of industry or complexity

A business valuation is typically a formal report prepared for legal, tax, or accounting purposes.

A business appraisal is different.

It focuses on what your business is actually likely to achieve in a real sale — based on market conditions, buyer demand, risk, and how the business is positioned.

At Missing Link Business Sales, we provide in-depth strategic appraisals — not just a number.

Our process looks at:

  • Financial performance and consistency
  • Business structure and risk
  • Market positioning and buyer appeal
  • Opportunities to improve value before going to market

This forms part of The Sale Link™ framework, ensuring your business is not just priced — but positioned correctly to achieve the best possible outcome.
